Building Permits, Rental Permits Fees& Requirements
Note that the Lake Waukomis Home Owners Association has a Deed of Restrictions which may restrict what home owners can do with their property. Please check those restrictions under the Lake Waukomis Association/HOA tab at the top. They can be contacted at 816-741-4706.
Please print out the building permit application at the bottom of this page and drop it off in the drop box outside City Hall or come in during office hours with the required drawings/plans and fee. If you prefer to send everything electronically, there is a credit card authorization form at the bottom of this page. You can fill it out and submit it with all other paperwork to waukomiscityclerk@kc.rr.com or you can fax it to 816-741-3791.
All building permits must be approved by the building inspector prior to beginning work. The Building Inspector will review everything and you will be contacted for an inspection and/or if there is anything further needed. Please give 5 (FIVE) BUSINESS DAYS for review and approval. The Building Inspector will notify you of your approval and when the permit is ready to pick up.
***Please remember that if you are a contractor, you will also need a current business license.

REQUIRED FORM: LAKE WAUKOMIS BUILDING PERMIT PROCESS
NEW HOME W/PLAN REVIEW - $2210 PLUS $1500 BOND
1. Provide a plot plan or survey showing that the addition is within the City setbacks
2. Plot plan and stake survey required on new homes, prepared by licensed surveyor
a. 5’ from property lines on side – first and second tier
b. 20’ from property line on street side – first tier
c. 25’ from property line on lake side – first tier
d. 25’ from property line on street side – second tier
e. 25’ from property line at rear – second tier
3. Detailed set of drawings showing footings, floor plan, roof and wall sections, framing members and their spans, load points, etc.
a. Engineer or architects stamp required on new construction
b. Engineer or architects stamp may be required on some additions
4. Plans must meet the 2021 IBC Code Book
5. Performance bond required: $1,500 for new homes
ROOM ADDITION W/PLAN REVIEW - $1210 PLUS $1000 BOND
1. All requirements, except for the bond amount, are the same as what is shown above for a new home
2. Performance bond required: $1,000 for room additions
REMODEL WITHOUT ROOM ADDITION - $750

a. Engineer or architect stamp may be required on structural changes
2. A major remodel is when a portion of the home is having extensive changes to the electrical, plumbing, HVAC, or interior structural systems. Some cosmetic work in the home may not need a permit. Call the Building Inspector, Craig Lewis, for clarification at 816-359-7780.
KITCHEN OR BATH REMODEL ONLY - $500

HOUSE DEMOLITION - $150 PLUS $1000 BOND
1. A time schedule and description of how home is to be demolished
2. General liability insurance certificate required for contractor
3. City Hall must be notified the day before the demo is to start
4. Erosion control measures to be installed and maintained during the entire demo
5. Safety fence (orange or equivalent) to be installed if demo lasts longer than 2 days
6. City employee to unhook sewer and water lines at main or meter
7. All materials and debris removed from lot within 30 days
8. Site restored to finish grade, sodded, or seeded if you are not building within 30 days
DRIVEWAY - NEW OR OVERLAY OF EXISTING - $200
1. A description and drawing of the work is to be submitted
2. Second tier driveways and pads need a concrete built box covered by metal grates. The box will be sized by the Inspector.
3. All driveways and parking pads must be a hard surface and cannot be gravel
PARKING PAD - $150

RETAINING WALL - $150
1. Provide a plot plan showing the location of the proposed work
2. Any work done on Home Owners Association property will have to be approved by the HOA committee before a permit can be issued by the Inspector.
SEAWALL - $150
1. Drawings showing scope of work need to be submitted to the HOA Parkway Committee and approved before applying for a building permit.
2. Once you have received this approval, you can submit the same drawings and apply for a building permit through the City.
FENCE ABOVE GROUND - $100
1. A plot plan or survey must be submitted showing the location of the fence
2. Height and material being used must be provided
Fence must be composed of wood railings, chain link, wrought iron or metal.
3. HOA Deed of Restrictions states that 1st tier lots cannot have a fence over 4’ in height and fences must have 3” between pickets. 2nd tier lots cannot have a fence over 6’ in height. Privacy fences are only allowed on 2nd tier backyards.
FENCE UNDER GROUND/INVISIBLE - $100
1. A plot plan or survey must be submitted showing the location of the fence
DOCK - $100
1. Docks can be no larger than 12’ X 10’
2. Drawings, including ramps, material and specifications must be submitted
3. For new docks, placement permit must be attached to application
DECK - $200
1. A plot plan or survey must be submitted showing the location and setbacks for deck
2. Deck cannot encroach closer to property line than 5’ on sides, and 15’ on rear of lot
3. Drawings, including footings, material and specifications must be submitted
4. All decks, footings, handrails, and stairs must conform to the 2021 IRC building codes
5. The following inspections are required:
a. Location – before deck is started
b. Footings – before placement of concrete
c. Final inspection
6. If you are just replacing an existing deck with same size, only a drawing is needed
PATIO - $150
1. A rough sketch with dimensions is required.
SEWER LINE REPAIRS - $210
1. A licensed plumber must make any connections to the sewer main
2. Utility locates must be called in
3. Silt fence must be installed by the end of the day excavation has occurred
4. Silt fence must be maintained until permanent ground cover is installed (no later than 30 days)
ELECTRICAL REPAIRS/UPGRADES - $100
1. A licensed electrician must install new service if home is not owner occupied
2. Must call KCP&L before pulling permit
POOL ABOVE GROUND - $150
1. Any electrical work must be inspected
POOL UNDER GROUND - $500
1. Underground pools require a plot plan or survey to be submitted
GAS LINE / GAS PRESSURE TEST - $140
1. If any sheet rock is taken down, a remodel permit will be required
a. Tankless water heater – gas line permit is needed if new or you are adding or taking away
WATER LINE / SPRINKLER SYSTEM / WATER METER PIT - $210

Business License
Please print out the business license application below and drop it off in the drop box outside City Hall or bring it in during office yours with the required certificate of insurance and/or required mechanical paperwork and fee. If you prefer to send everything electronically, there is a credit card authorization form at the bottom of this page. You can fill it out and submit it with all other paperwork to waukomiscityclerk@kc.rr.com or you can fax it to 816-741-3791.
Any contractor or home owner performing work in the City of Lake Waukomis that would require a building permit must apply for a Business License. This also includes any tree trimming/removal company all though, no building permit is required for a tree trimming company. You must apply for the license at least 5 (FIVE) days prior to starting any work.
